Wildfire at the eastern edge is the county's defining natural hazard. Chaparral and coastal sage scrub press against wood-frame homes in Ramona, Scripps Ranch, and the backcountry, and Santa Ana winds drive fire through that interface fast: the 2003 Cedar Fire and the 2007 Witch Creek Fire each burned hundreds of thousands of acres and thousands of structures across the county. The Rose Canyon fault runs beneath downtown and along the I-5 corridor, and USGS work maps it as active, so older unreinforced-masonry and soft-story wood-frame buildings there carry a shaking exposure the newer stock does not.
The building stock sorts the risk. Single-family detached homes make up roughly 43 percent of city units, overwhelmingly wood frame with stucco cladding on slab-on-grade, much of it built through the postwar and late-twentieth-century expansion. A pre-1940 downtown core adds the vulnerable masonry near the fault trace, while La Jolla, Del Mar, Sunset Cliffs, and Torrey Pines carry high-value housing perched on sedimentary bluffs that erode and fail under rainfall and wave action.

Fire origin and cause in San Diego
The Witch Creek Fire started on wind-whipped power lines east of Ramona, and that pattern defines the county's worst fire days. Under a Santa Ana wind, a single utility fault or a spark in the chaparral can throw embers miles ahead of the flame front and ignite homes deep inside the built-up edge. When a fire moves that fast, the origin evidence is easy to lose, and pinning it down is what a claim or a case turns on.
Our NAFI-certified investigators build every determination on NFPA 921. They work the scene methodically, trace the burn and char patterns back to the area of origin, evaluate the electrical and mechanical systems and any implicated utility equipment, and rule out causes until the evidence supports one, accidental or incendiary. The investigator preserves that evidence early, documents the finding, and testifies to it at deposition and trial.

Can you tell coastal bluff movement from a foundation or drainage problem?
Yes. A failing sea bluff loads a structure differently than ordinary settlement or a drainage failure, so we evaluate the slope, the sedimentary rock, and the damage pattern together before assigning a cause.
