Decades of groundwater pumping drew the valley aquifer below its recharge for years, and the Las Vegas Valley has settled unevenly as a result. The Nevada Bureau of Mines and Geology maps subsidence-related surface faults and earth fissures concentrated through the central and northern valley, and structural distress clusters along them. Most of those mapped faults run through soils with some expansion potential, so ground movement and soil chemistry compound each other.

The valley's flat buildable land carries moderately to highly expansive and corrosive sulfate soils, plus collapsible soils that settle when first wetted. Most homes sit on post-tensioned mat slabs, and geotechnical reports routinely test soil sulfates and chlorides for that reason. Monsoon downbursts from late June into September drop heavy rain on dry ground that sheds it into washes and streets, producing flash flooding within minutes, while summer highs regularly clear 110 degrees.
